The Home Buying Process in the Upstate: Step-by-Step Guide
Buying a home around Greenville, Simpsonville, or Lake Greenwood can feel complicated—but with a clear plan and the right team, it’s very doable. Here’s the process I walk my buyers through:
1) Determine Your Budget
Look at monthly comfort first, then total price. Factor in down payment, closing costs, HOA fees, taxes, and insurance. I can run sample payment scenarios for different price points.
2) Get Pre-Approved (Not Just Pre-Qualified)
A true pre-approval from a reputable local lender strengthens your offer and clarifies your budget. You’ll provide income, assets, debts, and credit. Tip: avoid big purchases or new credit lines during this phase.
3) Choose Your Agent
Your agent is your strategist and negotiator. I’ll set up custom searches, flag off-market opportunities, and guide you through every form, deadline, and decision.
4) Search & Tour

5) Make an Offer

7) Appraisal & Underwriting
Your lender orders the appraisal and finalizes the loan. Respond quickly to document requests to keep closing on track.
8) Closing Day (South Carolina is an attorney-closing state)
You’ll sign final documents with a closing attorney, wire funds, and receive keys after recording. I’ll do a final walk-through with you to confirm condition.
